Reading a RERA registration properly: what the number actually tells you

A registration number printed on a brochure proves registration exists. The disclosures behind it are where the useful information sits.

What registration does and does not mean

Registration under the applicable real-estate legislation means the project has been declared to the authority with a defined scope, land parcel and completion timeline, and that specified disclosures have been filed. It does not certify construction quality, guarantee delivery, or validate the marketing claims made about the project.

Treat the registration as a source of verifiable facts you can compare against what you were told.

What to check in the record

The registration record generally allows you to confirm several things that are otherwise taken on trust.

  • Whether the registration is current and covers the specific phase or tower you are buying in
  • The declared completion date and any extensions already granted
  • The land parcel and approvals attached to the registration
  • Promoter details and the projects already registered by the same promoter
  • Quarterly progress disclosures, where filed

Common mismatches worth investigating

Where the brochure timeline is earlier than the registered completion date, or the marketed tower is not within the registered phase, or amenities described in marketing do not appear in the sanctioned plan — those gaps should be resolved in writing before booking, not treated as detail.

If the project is delayed

Allottees have remedies available under the legislation, and the strength of a claim depends heavily on documentation: the agreement, the payment record, written communications about the delay and the registered timeline. Keeping that file complete from day one materially improves the position later.

Marketing and booking of projects that require registration is regulated. If a project you are considering is not registered, establish why before proceeding, and take advice on the specific position.

Does a registered project mean possession is assured?
